In this low inventory market, you don't want to lose other opportunities by getting so far in to the deal for it to fall thru at the last minute as due dilligence wasn't done. I share this to reinforce what Mike said, you need to discuss this at a deeper level with your agent/broker.

Absolutely! The sellers' agent for our house was talking with both parties to make sure they agreed on the price, so negotiations took a bit longer (more than 24 hours), but at the time, we had no other houses that we wanted to buy, so we did not mind. We offered on a Sunday and had the contract with all signatures by Tuesday. It wasn't too bad, but it could've been a situation just like the one you had, for sure.
