When I moved into my house, I removed the handrail / banister from the stairwell to allow more clearance for moving furniture and also to paint. I never re-installed it since I didn't need it but am preparing to put my home on the market. Do I need to re-install it to be in compliance with building code?

Yes. It would likely be flagged during an inspection.

You will need the handrail-it is required. In addition there are requirements on diameter, height, etc.

Thanks. The house passed inspection when I purchased, so I assume re-installing the same railing in the same location should suffice.

Agreed. It also passed inspection when it was built so seems the handrail was in the right place, at that time.

Well, I didn't re-isntall and it passed the buyer's inspection. Guess it just shows inspections are highly variable.

The builder said he couldn't remove the handrails due to code. In retrospect, I am okay with it since the kids enjoy sliding/ clambering.

Then you were fortunate. Of course this was an inspection for sale and not a code inspection. A really good inspector for sale would have flagged it. A code inspector definitely would have, I've seen them take a tape measure and down a 1/2 in. variation from code.

Our buyers in Virginia bought our house with a VA loan. We did not have a handrail in the stairwell from the outside to the basement, and that was one of two things that we had to add in before they would approve the home for the loan. The home inspector, however, didn't mention it, that I recall nor did ours when we bought it.
