Makes me laugh to see the feedback after showings. Just had one comment today "Nice House" yet not a ranch the buyers were looking for... Hello the listing says 2 story

Ranches sell like hotcakes, but good ones are hard to come by in the area, so a lot of times buyer's agents will convince their clients to look at homes with downstairs masters or extra space on 1st floor.

I would call that poor representation (listening and asking appropriate questions) or lame feedback. Could be both. Could be yours has a first floor master and they were willing to consider. The feedback is still lame. The more I do this, the more I realize there is only 2 types of feedback that matter:

a. "can you answer these (buying) questions?"
b. "love it, will be showing the partner tonight!" or "we're preparing an offer"

I know these forums are good for getting examples and references, but for something that's legal? Opinions are worth very penny you pay for them.

Get the facts. Have your selling agent provide you with something in writing that lists your legal obligations (flyers they hand out will come from their lawyers), or ... just check for yourself:
