It is also important to note how the inspection is to be performed. It may have changed by now, but a couple years ago, it was acceptable to inspect the roof by using binoculars instead of physically going on it. Personally, I would not want an inspector that would not go on the roof.

First time home buyer & confused about the services being offered for home inspection. Its a single family home built in mid-90s, 2 level, no basement. Not sure which services I should choose. Premium seems to be most popular so I might go for that. Not sure if I should get Radon testing as It doesn't have a basement. Any advice would be helpful. Thanks in advance.

I would assume that the purchase is contingent on a home inspection. If so ask the real estate agent to absorb the cost since they made the recommendation.

Really? Do your friends pay your bill at a restaurant they suggest? Or your primary care physician pay for the specialist?

I've used the buyer agent attorney recommendation in the past, awful experience, they were only communicating with one another and I was in the dark...they just were pushing things through/along to get the deal closed as fast as possible, they were even bothered by my questions as well. Totally unprofessional. Never again.
I would never use this buyer's agent again either or anyone at this firm; her loss as I have/had many friends/colleagues looking for a home.
Just my experience and $0.02. Hopefully this home is it for a long long time, too much stress and aggravation in the home buying and selling process. I've been on both sides. Not fun.

Yikes. Did the attorney decline to speak with you, the client, to whom s/he has a fiduciary duty? The attorney is serving YOU, not the agent.
You should always have, and be encouraged to use, access to YOUR closing attorney.
The note I just sent to clients as I forwarded the attorney's information sheet:
"Let me know if you have any questions. Often, I would need to refer you to the attorney or staff for closing details, but I will help any way I can."

I think we may have talked about this before - but with the silly new regulations, some banks are not letting you use your own attorney for the closing. That doesn't mean you can't hire a separate attorney to oversee, but the lender doesn't have to let them do the closing.
