I have a relatively low reading of Radon (tested twice between 3.8-4.3) but enough that my builder provided $1500 for remediation. The company that performed the test gave an estimate of $1400, however the 2nd company (with great referal) stated that the 1st company doesn't perform all the work and I would incur additional charges by an electrician, while that 2nd estimate would be turnkey, all-inclusive. I will get that estimate this afternoon upon a home visit, but wanted to ask what is the norm.

Appreciate any help!!

Most builders would take care of this service for you if your reading is over 4.0.

Coltank, Pulte Homes simply provided a check once the test was complete and showed the elevated level.

That's odd. Did they perform the test? Radon tests are certainly not required, so I couldn't see a builder providing one for free, but good customer service tells me they would take care of the remediation if Radon at unsatisfactory levels was found.

Sorry maybe my post wasn't clear. I had to pay an outside party for a Radon test, just after closing (I didn't live in the area). When the results showed the elevated level, I had to send the report to Pulte and they cut the check. What is interesting is I found out that the Pulte basement homes Pulte pre-fits so when the report comes back elevated, it is easier for a Radon remediation company to do the work. And also heard that some builders in this area will simply install the Radon remediation regardless and without a test based on the results in the area. For the minimal cost to them, I don't see why that isn't the standard.

Well, I did just get a good estimate and felt comfortable with the company. Thanks for your input. Of course feel free to keep posting within this thread.

what type of foundation? Typically slabs are a bit more expensive than a basement, and crawlspaces are the cheapest of the three.

We have a slab. Estimate is $1500 total and we felt we were given a lot of education and information. In layman's terms. 5 year full warranty on all parts/labor.

That is about the going rate. It is a simple and effective system, though rather labor intensive to install in existing construction. Builders should just install the systems during construction as they only cost a couple hundred bucks to piece together. We tested a house that had a reading of 135 last year and remediation got it down to under 1.

Some builders (like the one you mentioned) do not allow you to perform a radon test prior to closing. I don't understand how it is legal, but apparently they are still doing it. I advise my clients not to buy for the exact reason you mentioned. They know they have a problem in the first place, so they will provide you with treatment with their own vendor, which as you can see, you received a different quote from the "check" they sent you. Now you have to hope that when you sell your home, this issue has been taken care of or else you most likely will have to have another company come in to do it again correctly. Just make sure you are happy with the company you use.
