Looking for an aggressive negotiator who will do battle with KB Homes for a property in Twin Lakes. Suggestions?

If the home is new, you generally can't negotiate price. What you CAN negotiate is credit at the design studio. It adds up. When we built our (KB) home, we spent 11,000 in the design studio and we BARELY upgraded anything. We didn't know you could negotiate a credit for your upgrades and found out later that many of our neighbors had done just that.

You can negotiate "spec" homes frequently if the neighborhood isn't selling like hotcakes, but they won't negotiate a price for you just so you can pick a lot and "start" something. The builder can wait for the next person that won't engage in "battles"...

As for specs though, they are either there because someone else's deal fell through, or they built one out for someone that may need quicker closing and in that case, they may be a little more eager to get it off the books...

I don't have any personal recommendations here yet, but I see NCHomefinder, and Leighbe, on this forum patrolling quite frequently and both seem to know quite a bit about the area... ask them?

Unfortunately, due to the Martha Stewart hype surrounding the Twin lakes community they are selling like hotcakes. Just went back through all the sales. Looks like the most negotiation was about 7000. Majority are going at or above list price sorry!

The hype surrounding Martha Stewart/KB Homes brought in alot of folks from Long Island and up north. Unfortunately, after they added their options and the homes were built, their homes didn't sell and KB was left with a ton of inventory.

I sold a home and got $60,000 off for my clients. However, KB went back into MLS and changed all the prices so it looks like we didn't get that much off. Smart on their part because if you don't KNOW whats going on there, you really can't find it out based on selling prices.

However, what I'm telling you is to bring your agent and let them do the talking. I know this...not because someone told me but because I negotiated for my clients.
