"Small" is in the eye of the beholder. It's certainly a lot smaller than Raleigh or Durham.

Are there ANY town services from Chapel Hill that extend to Briar Chapel?? Definitely not the schools. Briar Chapel is in Chatham County, so I would not think there would be any Chapel Hill town services that are extended there, but I really don't know.

Edit: Nick, or Mike or Bo or any other real estate experts, do you know HOW a new development like Briar Chapel out in the country gets a town in their name? Is it just whichever town they are closer to or does the post office decide? Obviously for the developer "Chapel Hill" has more cachet than "Pittsboro", but BC is 8.5 miles from downtown Chapel Hill and 10 miles from downtown Pittsboro, so not really "in" either. If you drop a pin there on Google Maps it comes up as a "Briar Chapel Pkwy, Baldwin, NC". I have lived here for 30+ years and never heard of Baldwin NC (Bynum yes, Baldwin nooo). Why is it not Briar Chapel, Baldwin NC or Bynum NC? Fearrington Village has a Pittsboro address. Why is Briar Chapel not also Pittsboro??

BTW, the Park at Briar Chapel is maintained by Chatham County and has a Pittsboro address:

Has nothing to do with what the builder/developer "decides" and everything to do with the zipcode; plain and simple.

Briar Chapel's land is in the zipcode of 27516. The zipcode of 27516 is assigned designated "Chapel Hill' via the post office; boom. Chapel Hill mailing address.

It works the other way too. About half of the town of Carrboro's incorporated town-limits are within the 27516 zip code; the other half is in 27510. 27510 post office is "Carrboro"...27516 is still "Chapel Hill".

Do some sellers/builders capitalize on the appeal of Chapel Hill name...sure. Same thing happens for unincorporated ares of southern Wake County that have "Cary" or "Apex" mailing addresses. But they didn't decide which mailing address the homes would have.

Ok. Thanks for the info. So it is based on zip code. So how is the zip code assigned? From what I can find online it sounds like when a big new development is going in like Briar Chapel (or even bigger Chatham Ridge) the zip codes may be adjusted. I don't know what the zip code was for that land before Briar Chapel was built, but I wouldn't be surprised if 27516 was adjusted to include it because the Chapel Hill Post Offices are better equipped to handle the volume than the little Pittsboro post office would be.

Unfortunately you cannot rely on the MLS info; found that out the hard way. Fortunately my buyer was able to not only get her earnest money back but also all the $ she had spent on inspections, under the assumption that her daughter would be attending her preferred school. Always go online and check the school assignments!
