I've been researching about Ryan homes and not one i see a positive reviews. Both builders are in our area Ryan homes is close to mine and Chesapeake Homes is further. With Chesapeake not many reviewers so i was wondering if i should go with them.

More people will complain than will praise so it may be difficult to find positive reviews.

I'd suggest you go into previous neighborhoods these builders have built and see how the houses look, years later. Talk to the neighbors. They will tell you the good and the bad!

Keep in mind that all homes must be built by the NC Building Code. But, high end builders will go above and beyond the code and may use better quality items, like vinyl windows.

When buying new construction, always have your own Buyer's Agent and always get a Home Inspection. With new, you get a 1 year warranty BUT, always easier to get Builder to do repair items before closing instead of at 11 months.

This - I just purchased, and I found the same thing - most people will go above and beyond to post when they are frustrated (plus sometimes it takes a while to identify what is wrong and what is done correctly - so I'm not sure I'd think to post after a year about what isn't broken!). And personally, I'm probably never going to give fabulous reviews when it comes to spending so much money!

I'm not sure it was advantageous, but I looked at the number of negative reviews and the issues that seemed to be consistent (be it responsiveness of the builder or a an issue noted repeatedly).

Good luck with your purchase!

A thousand times this.

I can’t tell you how many times people call me for an 11 month warranty inspection and I find loads of things that were wrong from day one, both envelope issues like siding and roofing and interior cosmetic stuff. While the superintendent/project manager/builder may tell you to wait, I can tell you that I’ve gotten feedback that unless it is something that has changed in the time since the house was built, most will not fix it. The warranty group, which is a totally separate division, will say you accepted it when you closed.

Many things I find in older homes were also wrong from day one and while building codes always reference doing things per manufacturers instructions, I can tell you that often that is ignored and the houses pass all inspections. Will it collapse, no, but you’re left with something that could bite you in 5 years or more.

Highly recommend Ryan homes. Quality of their houses are much better than the ones built by others around here. Your project manager gets a 30-day review from you and they take it very seriously. Make sure to ask anything you need, before closing and they will address them.

So far so good with us as well. We are starting the process of a new construction with them and the the sales people were very down to earth. Some others made you feel like a take or leave it attitude.
My realtor also says good things about them ( for NC) she feels they have better quality than others in the area.

Good to know about the project manager! Thanks!
