in Mangum's current zone, you're looking at spending $330-350K and getting 2500 sqft and 3 bedrooms. You can go up to 1MM.

in Club's current zone, they're typically smaller older houses, old neighborhoods, etc - $230-250K for 2000 sqft and 3 beds.

This is all incredibly useful information- thank you so much! I am less concerned about elementary than I am quality of secondary schools, since I plan on buying, I think the difference between a C and A elementary school will be more arbitrary than the difference between a C and A high school, but as your data points out, I could be wrong.

Do you know anything about zip codes for the more desirable school districts in Durham? I believe the better secondary schools I have found have been close to Duke ( 27705)

Regardless, this information is even more valuable than what I expected- I thank you!

Zip codes and school attendance lines don't match up here. And the schools might redistrict between now and when your kids are in high school. Durham School of the Arts is a lottery magnet school so it draws kids from the entire county otherwise the schools are sort-of near attendance areas.

in the given time-frame i would place certainty on redistricting
considering the immense population growth of this area.

also, "close to nature" is a vanishing concept.
the farm next door is a development destination.

HIGH SCHOOL has nothing to do with where you buy with a 2 year old. Middle school really shouldn't. You're looking 9-10 years out and making a lot of assumptions - some of which are laid out above.

Thank you- I appreciate the advice. Can I ask you a follow up then to some of the best areas in Durham for a family that wants close proximity to green space ( seems like there's plenty) and close proximity to downtown- with safety being a concern as well.. any particular zip codes that I can check out? I'll be visiting in December. thanks!

The zip codes are large and don’t tell as good of a story. The greenest areas are the parts of Durham west of Guess Road and north of I-85, and the area west of Duke’s West Campus, north of I-40 and south of I-85. Any further west and you are in Hillsborough. These areas are more suburban, wealthier, and generally safe. Quick to downtown, and reasonable drives to Roxboro.
