I am actually hoping some of the housing going in there will be affordable, but I'm not holding my breath
I think the city is planning on some type of affordable housing in that area, but I don't think it's part of that project. I read the developer paid almost $30 million for the land, and given the looks of the plans, I'm guessing no.
This is an exciting project. The transformation of center city Durham is just phenomenal. I grieve the loss of light rail and what it would have meant for the city.
There's a couple decks in that picture that are "new" if you can spot them. There's a new one in the photo across from the existing North Deck. There's also one that's camouflaged of sorts by the existing South Deck. You can see the entrance to it down from the existing service road by the existing South Deck. I'm really not worried about parking concerns with this, it's egress/ingress I'm worried about.
It's an utter nightmare on game days that are couple with DPAC days to get off the campus as an employee. I really think some rework if the existing traffic flow by the 147 interchange(s) needs to happen if this occurs.
That or a new dedicated on/off ramp from ATC to 147 somehow.
Traffic will get worse as long as we keep enticing people to drive, and this is coming from a car enthusiast who loves to drive.
Developments like this allow people to live, work, and play in a fashion that doesn't even require a car. From the WRAL Techwire article, it looks like they're hoping to land a grocery store, so it would be very feasible to live in an apartment, work in one of the nearby offices, shop at the grocery store on the ground floor, and have fun at DBAP and DPAC next store.
Regardless, this is huge news for the Bull City, and I can't wait to see it start rising! This would be a monumental way to kick off the next building cycle.
