I live south of this area (8-10 miles) and my only firsthand knowledge is related to driving through it. I would like to correct you on your use of the term "southeast Raleigh" to describe it's location. That is not really the case. Maybe you meant southwest.
As shoot001 says, to me this area seems like it is very heavily populated by NC State off-campus housing. I guess it depends on your age whether or not you may find this appealing.
However, there are also some big investments going on in this area with NC State's Centennial Campus, which is directly north of Lake Raleigh. There are a lot of new technology companies on this campus.
You would be close to Glenwood South, which is a great for restaurants, bars, and nightlife.
I would think that you would need to go at least another 1-2 miles east before you started getting into some sketchy neighborhoods from a crime perspective.
the area south of Western, between Gorman and Kent can get some crime. Otherwise, yes, everything south and west of NC State/Centennial is dominated by student housing. the further away from campus you go, the less student-y it is.
You got it right- I work on Centennial Campus. That whole area is very student dominated, so yes it's transient and are students super invested always in keeping up their apartments, no. myself included when I was in college.
A coworker lives nearby and has to complain about the student house next to him not mowing the lawn- another 30 yr old coworker lived near there and said it was too studenty as well.
OTOH, you're close to lakes and shops and restaurants and I feel very safe there crimewise- price isn't bad either probably.
^^ This, I think. I lived in a family-oriented neighborhood not far from that general area (Tryon/Jones Franlkin), and it was OK, but I would venture much closer to Gorman than I that location for a family (but that's just my seemingly shared opinion).
I consider shopping centers at Buck Jones Rd/Cary to be close to Gorman/ Avent Ferry.
It's just a hop, skip, and a jump down Tryon to all that stuff.

and I meant to say, 'not' venture....it was great to be close to crossroads and 5 grocery stores in about a 2 miles...but I don't miss the noise from 440/40.

So overall it's a boring area. Especially when Mission Valley and Blue Ridge cinemas were closed.
The facility is also small, about 3,000 times less powerful than the Shearon Harris nuclear plant in western Wake County.
