Nobody is looking at “why” this is happening or talking about it…. The triangle should be aware, The reason the real estate market has become so fierce is because of all the people moving here. Why are all the people moving here? They are fleeing the areas they are in. These people are going to bring their politics, their ideologies, and voting records to your precious triangle area. Now some people are moving here for other reasons. Like always, but the vast majority are simply tired of broken governments and poor quality of life.
That said, people are very much creatures of habit. Despite leaving the area they’re in for supposedly greener pastures of where you all live, they will bring and try to establish the same policies from which they are fleeing. Not realizing that if they’re successful, they will make the triangle, a messed up mixed up place just like they came from. just something to think about if you enjoy your way of life here the way it is.
Incidentally...Triangle MLS might as well rename the "Coming Soon" status to "selling-sight unseen".... translation: "we are definitely trying to get this property sold without having any showings...you're a moron if you expect this property to go active so you can actually tour it LOLz"
After hearing that Chris Mann, MM&J Law, is seeing lawsuits over poor disclosure, misrepresentation, or general buyers remorse, demanding DD Fees and EMD returns, with all possible parties named, I am strongly advising listing candidates NOT to accept offers sight-unseen.
IF listing agent receives a sight-unseen offer, agent has no choice but to present it to the sellers and to then manage their liability.

As shown earlier in the thread, we are not seeing a sudden uptick in growth. The Triangle has been growing for *decades*, and the rate has if anything ticked down slightly in recent years.The real estate market becoming fierce is being driven by the supply side not keeping up with demand. A number of factors play into that. Housing starts, zoning, etc. but also COVID has caused a huge disruption.

Yet there are some agents/teams/firms who make their entire marketing strategy that they will list your home in coming-soon status to sell it without any tours happening. Then they get to say "zomg our average DOM is 0!"

I believe strongly that the market is also being floated by a significant influx of money laundering, whether that be Wall Street money or foreign money.
When hundreds of houses are purchased by foreign investor entities, for cash, well above common sense pricing, and then offered for rent at below reasonable ROI, I have to think resale value is secondary to laundering funds.
For better or worse, there are ways municipalities can and do legally restrict growth. And after living a town that's been notorious for doing so over the years, I think there are those that would be quite satisfied that the result is people choosing another town as their goal is to, well, limit growth. So it's certainly been working for them.
I can't say I've noticed people cutting through to be an issue. Seems like there are better ways for most commuters to go past. That said, there have been more noteworthy consequences like a lack of housing options, particularly affordable ones, and a limited tax base which has meant relatively high property taxes for homeowners.
