Thanks everyone for the responses! Just wondering if we can get something nice in the $350K range? I'm realizing my low $300K was not realistic for anything decent.

You requirements are too broad to give a good answer. If you mean in a heavily-advertised development like the DelWebbs, the answer is probably no.
If you parents can narrow down the requirement for the minimum square footage they need, and whether they can accept a condo or attached villa, and whether they can do some modernizing and redecorationg themselves, they might find something. I think they should also narrow down the area where they want to live, and place their wishes with a buyer broker. (I am assuming they would be ready to purchase as soon as something becomes available.)
The lowest price I saw on 55places was at Auburn Village in Garner. It was a 1500 SF house for $360,000. The parents could also keep an eye out on the Villas of Wake Forest. https://www.zillow.com/homedetails/1...05127682_zpid/
That 2-year-old SFH was just put up for sale, but the builder (Lennar) will sell duplexes of the same size, starting at $337,990.

Anyone familiar with The Walk at East Village in Garner? Looks like Phase I and II are sold out. But the pricing seems decent. Pause III and IV are planned.
It's worth looking into, but I'm sure Phase III and IV are going to be priced higher. The houses are certainly more interesting looking than the plain boxes in Auburn Village.
