Wife and I are looking to relocate to a 55 community in the subject area. We have friends that live in the Zebulon area and like it there. We are both retired and prefer a 55 community. Just wondering if we can find something in our area/price range (low 300's)?
There is a +55 Del Webb development just east of Wake Forest that might suit you. Single family homes (~2,000sf) on small lots. I think it's called Traditions. Probably mid-$350's.

Checked their website...looks like they are "sold out".
Del Webb's Carolina Gardens in Fuquay is currently selling, but their entry price is $341K.
There are also a couple smaller developments in Garner and Clayton. I suggest using 55Places.com or a Realtor.

Assuming you're like everybody else who buys new construction, assume at least 15% above list for standard upgrades (I'm not talking anything fancy. I'm talking switching the bathroom linoleum floor for tile). By the time you close, they'll be at $350K minimum. I can't imagine the current market having resales in that price range either.

Used to be they advertised a list price, assuming putting the house on a dog lot, so no premium. Now you have to allow for lot premium on any piece of mud.
