I have met some real gems via client choices.

When I know how incompetent an inspector is, I always wonder about my fiduciary duties and liabilities when the client proceeds with a dunce.

Truly, I have met some very good professional service providers through clients, too. For sure.

You aren't wrong but some people inherently mistrust anything and everything from anyone that could possibly, maybe have an interest in something proceeding in a way where there's a remote possibility in it proceeding in a way contrary to their best interests, no matter the professional obligations of either party.

I know a woman that refused to use a caterer from three or four her wedding planner recommended ('they probably give her kickbacks' she said.) Or, the wedding planner has a good working relationship with them and good experiences of them delivering good food.

A relative refused to use a bodyshop recommended by the insurer, solely because it was recommended by the insurance company. Nevermind that they had a reputation for good work and the contracted rental car counter in the building.

That has to be a NYer. I've asked people "what shop do you want to use" -
THEM: oh we're using "XYZ shop, I've heard good things/used them before" -
ME: great! They're one of our shops!
THEM: Forget it.

It's ALWAYS a NYer.

Meanwhile the shop warrants their work ... "THEM" then goes to the shop of their choice and is surprised when we don't pay the twice-the-market labor rate, do anything when they do shoddy work, or work with the shop when they drag their feet and all the rental coverage used up, etc.

Can't fix stupid.

Thank you TarHeelNick and Mike J. Yes, lesson learned about asking the seller for anything. I had a bad feeling about it but I think it turned out for the best anyway after looking at some things with the house again.

The lender did push me toward asking (no, not holding a gun to my head) and the realtor did agree. Lender thought the offer gave a really good chance.

Just wanted to get your opinions.
