I don't think you'll get into anything decent in Raleigh, Chapel Hill, Carrboro, Cary, Morrisville, or Apex for $400-500K but who knows maybe the market completely implodes like some are saying. Are you ok with any older house (probably not older by NYC area standards though).
I think the market is starting to soften. There's a perfect fine looking house on my street for 475k that's been sitting on the market for MUCH longer than they used to and several others that sold recently that sat for a month or so (I'm in Leesville school district in Raleigh). They're not new construction, but not super old (neighborhood was mostly built in the mid-late 80s, early 90s)
You aren't interested in buying in the local market.

I'm not sure what got you triggered here but open dialogue on the quality and pricing of triangle real estate is relevant to the OP and others viewing this thread.
I would recommend NE Cary. Area code 27513
1. Cary Mainstreet has a lot to offer (and more everyday with all the development).
2. Cary has an extensive network of parks, paths, and trails.
3. Central location between Chapel Hill and Raleigh (UNC and State), close to PNC (for Canes games), and close to WakeMed soccer park (currently hosting the NCAA DI Mens and Womens soccer championships....aka.... The College Cup).
4. Cary offers some great rec leagues (all sports and, FYI, tons of other programming -arts, etc). There is also the YMCA. NCFC youth league is based and has camps/practices/games at WakeMed soccer park.
5. This part of Cary is "older" because it is some of the original suburban parts of the Triangle to develop -due to its convenient central location to Raleigh, Durham, and Chapel Hill. This means housing stock includes some smaller and older homes. This actually turns some people off, as many want "new, big, and HGTV-ified or nothing"; but, you said you are open to "older and smaller".
If any of this sounds interesting to the OP, I’d also look at 27511, too. Some nice older neighborhoods that are close to all the great downtown Cary stuff, plus pretty easy access into Raleigh’s downtown, too. You can occasionally find a gem in the 400s. Don’t go by what is currently listed, as anything good sells fast.

hi i am also moving to area in June from DC . do you have apt community recommendations in CAry for someone who loves hiking, trails, outdoors and safety? i would ideally like to jog or bike on greenbelt trail and have golf nearby, thank you, oh and walkable to some grocery stores

FWIW, there aren't public golf courses in Cary, and it seems like the private ones are sold-out on memberships. I think the nearest public course is NC State's, which is 2-3 exits down I-40 from central Cary.
