Mike gave you a good list to start with, and you can expand out to surrounding subdivisions. Beware of the traffic in Holly Springs.
The Lake is the only spot in Lochmere where you will have to spend over $1mil.
My dad's house in Lochmere Highlands West is pictured in one of the photos in the video that M378 posted at about the 3.05 mark. In that Highlands section; most houses will sell comfortably in the high 600s-low 700s.
Pops thinks he can get $900k because he has a walkout (unfinished) basement and a 3 car garage. I told him he'd need to find another agent to list it for that
I also think Bedford at Falls River would fit the OP's criteria.
It is a very large master planned community with sidewalks throughout. It has lots of amenities with numerous parks and lots of trees. The greenway runs through the neighborhood and there are several entrances to it from within the neighborhood which can take you to nearby Falls Lake and the Neuse River. You will always see people out and about walking, riding bikes etc.
It has homes of all types (bungalows, townhomes to large estate homes) for people of all stages of life.
What does one need to budget in Bedford at Falls River to get the larger lot the OP mentions?
If the OP can do so within budget, Bedford is lovely, indeed.
I just think there are many tight lots.
I'm just going by what's in the OP. I didn't see where they said they wanted a larger lot. They can definitely find a home that size in Bedford with their budget.

Good thoughts! I’m not opposed to a tight lot but it wouldn’t be my preference. I would like to have some privacy and not feel on top of my neighbors.

I don't think the lots in Bedford are any tighter than most other developments in the area, probably bigger than some of the newer developments actually. It's definitely not a large lot neighborhood though, and there are some sections with townhomes and smaller homes that are tighter by design, but the rest is pretty standard for the area IMO.
It does seem to check the boxes of your list and fit your budget. Since it's a little more established, there are lots of trees. Some of the tree lined streets would make you think you're in some of the beautiful old neighborhoods in the center of Raleigh. Also, there are sidewalks throughout and direct access to the Neuse River Greenway which is gorgeous. And the location is very convenient and close to shopping. It's one of my favorite neighborhoods in the area (even though I've never lived there ).
If you want a larger than usual lot though, I think you may need to give on some of the other things on your criteria list and/or your budget. Not saying it's impossible though, but it would limit things.
