When I moved here in 2007, I rented a 4 BR/4 BA condo on Gorman street for $800 - for the entire unit.

My rent is significantly below the median because my apartment is 1. privately owned and 2. needs renovations that would require a period of vacancy.

Rent in my 2 BR/ 1 BA complex, dirty and run down with lots of sketchy people, was $500 in 2010. The same "renovated" (terribly) apartments next to mine that are rented by the management company are around $1200-$1400. I'm paying about half of what people nearby are paying.

Nothing about my work requires me to live here and I will probably move away whenever my rent goes through the roof, or I decide I'm ready for an actual "home".

In short, I don't know how people are making it.

COL here has gone up a lot. I got here in 2015. Bought my house for 223k in N Raleigh and now it's supposedly 400k, but heck even at 360 that's still a huge increase.

I think apartments were 850 and now they're 1300. If you take 1300 and the good ol' 3 times the rent rule, that's 3900 a month or 46800 a year and 22.50 an hour to afford your own place. I believe sheriff's entry level 0 salary is literally exactly that and RPD is just above that 50,000 a year. Teachers are below until year 3 then they're at exactly that. It was written a lot in SF about how when teachers cops etc can't live where they work that's...not a good thing.

I do fear somewhat the high COL will lead to what I came from in Silicon Valley- roommates galore, 12 people living in 1 house meant for 4 etc, and insane traffic as everyone goes further and further out.

I suspect that this entire thread could be transferred to the Austin, Miami, Jacksonville, etc etc etc. We're not unique in our real estate, traffic, etc issues.

It's not the immigrants. It's the folks from the Northeast and California. Since COVID sooooo many jobs are work from home. Those folks in those super high real estate markets can sell their home in NY or CA and still buy twice the house here and WFH. They can keep the same job.

.. and this explains why some of the NC coastal counties are growing more rapidly than counties in the Triangle.
