Can someone recommend a new subdivision with a pool that is around 375-475k in Apex or Cary (or Raleigh around holly springs rd etc). Oh and the big one is I have to have AT LEAST .2 acres! Yes, I know I am asking the impossible... I have to be able to walk in between the houses:>

I love West Lake but it's too far out. Harmony Glen subdivision is a little too cheap feeling.

There are some with larger lots in Churchill Estates, a few at The Park at West Lake, Wescott, and Sunset Pointe are ones that I know of at the top of my head.

I don't think Sunset Pointe has a pool though.

If you could settle for a 2-3 year old house you could get that in Carpenter Village in Cary, especially on the west side of Louis Stephens. Actually, there is at least one more lot, maybe 2, over there that have not been build out yet, but the lots have "issues".

I thought that Churchill Estates homes were "from the 500s". That usually means $599,999 for a stripper ;-)

Finding new construction in that area for that price could be a problem. I should know, because it's the area we bought in last year.

It may be too far out, but there is a new construction neighborhood in that price range near where Johnson Pond Rd meets Bells Lake Rd. I forget the name though and I'm not sure if they have a pool

If you are willing to accept 10 year old homes, you can look at White Hart, which is at the corner of Ten-Ten and Graham Newton. They have a pool, nothing smaller than 1/2 acre, and prices seem to be in upper 300s and lower 400s.

BRIGHTON FOREST

If the OP has ruled out the West Lake area as too far out, Brighton Forest won't work.

IF there was something fitting your description in the Holly Springs Road area (and there really isn't) you would be only 5 minutes further in than

Park at West Lake
Wescott
Sunset Oaks

all lovely pool neighborhoods in the price range you reference. with lot sizes of .25 and up if the price range is $375-475K.

I live in TPAWL and I can get to the Regency Park area in 25 minutes or less at rush hour.

Buying a home is sometimes "give and take". You want more than .2 of a lot and yet you don't want to be a bit further out. Priorities.

Is your location more important or is your lot size more important. It may come to a point that you have to choose.

The Park At West Lake has lots that are l/3 acre but in order to get it, you'll add a few minutes to your commute. Is it worth it? Only YOU can decide that.

I'm with Vicki.
Choices. There will likely be a compromise, either in lot size, new vs. resale home, location, or price.

I read the OP to indicate that he is not looking for a .2 acre cul-de-sac lot in a subdivision where a .15 acre lot is typical. If that is so, the search gets a little tougher...

How about Harmony Pointe? One of my husband's colleague bought a house there for $440,000. The house sits on a .21 acre.
