I am relocating to the Raleigh area and am trying to find neighborhoods that have been steadily appreciating in value, more than the average of what seems to be 3-5% annually. I've visited the area twice and think it is lovely. I've looked in Lochmere, Cary Park, Cameron Pond, and dozens of others. I saw some nice homes in The Park at West Lake but I understand that there is a nearby water treatment plant and that can't be good for resale value. Based on what I've seen in terms of the property appreciation for all of these dozens of neighborhoods, it seems that my best bet is to purchase a brand new home that already has upgrades rather than buying an existing home and upgrading later. I would appreciate any input on neighborhoods with better than average appreciation in value and also new neighborhoods. I'm looking for a 4 bed, 3 bath home with a nice lot size (no postage stamp lots!) for around $400K. Any thoughts would be greatly appreciated!

Thanks for the suggestion on the Raleigh forum - I'm new to this as you can probably tell!

I've looked at so many neighborhoods in my two trips up there, I can hardly remember what I've seen! Thanks for the suggestion though - I'll check it out online.
