that allow modulars in Wake County. I'm looking for any s/d that may have a vacant piece of land where I can build a modular. It doesn't have to be listed for sale either, I don't mind contacting the owner to see if they would like to sell. Without being there, it's so hard to find something.
Here is the best way to find out if they allow modulars, first go to the wake county real estate tax/information site: Real Estate Search and look up the property. See what the zoning is, and then look up under permitted uses what is allowed under that particular zoning. Here is the link for the zoning departments permitted uses page: WakeGOV.com - Districts
This is the first step, that way you won't be spending a lot of time on a lot that will not allow a modular. Hope this helps.
I have lived in WF for 4 years now and have never seen a modular go up in a subdivision. That's not to say they have not but I know most of the S/D in WF and never seen any. Typically they are dropped on a lot that is not part of a S/D.

What about neighborhoods not in a SD. We want to still have neighbors and not be too isolated. Maybe areas with 1/2 acre lots.

That's a tough one. When you say neighborhood that generally means a SD here. There are lots for sale sprinkled about the 27587 zip code WF. 0.5 acre would be tough to find as those typically require the land to be perked for a septic and well and 0.5 acre is pushing it for a septic and private well today. But keep looking you may find something in the 0.75 acre that near other homes!
I'm not sure why the lack of modulars around here. There are some really nice modular home plans too! Maybe other posters on here know why not many modulars around?

Really, modulars are a stick built home just built at another location. It's a fraction of the cost to build them. When they put them up, you can't even tell the difference! I want at least .5 acres, 0.75 and 1 acre would be great! Rollesville would work too. Just don't want to be on a busy street, a dead end or cul-de-sac would be fine. One place I did find is Willow Springs off Purnell, but they have trailers too, which I prefer not. It seemed kind of out there too.
