Is there a way to find out what the average price per square foot is in a certain area/subdivisions (i.e. Holly Srings) that houses sold for/are listed for???
If you have a realtor, you can ask them do run a comp for you for that particular neighborhood, street, etc. If you do not, pm me and I will send you the infromation.

Have you peaked through the Wake County goverment website? www.wakegov.net
They list the tax records, including square foortage and all sales for any address...and it's pretty easy to pull up comps in the nieghborhood as well. Also, ask your real estate professional.

What I do is look on realtor com and other for sale websites and do the math how big house for how much then average the cost. For example, in my city its $175 a living square foot
I've been going to the County Real Estate Property Search Website (Wake Co. Real Estate Data... pm me for the url if you can't find it on google.)
Type in an address of a home in the sd you are looking at.
Look under the sales tab and you can see the amount homes have closed for in the surrounding area & when they closed & square footage. And you can do the math from there.
I also have the url for Durham Co Tax website if you need that.
Or as Leighbe said you can always contact a realtor.
I dont think that info can be easily found. The price per sq ft can be double with different builders since the upgrades within the same sq ft. would raise the price of the house greatly.

The information can absolutely be found, as written above, all you need is the sales price and sq footage.
You would be surprised how close in a given neighborhood, all other things being equal, how constant the price per square footage stays.
I just did a quick analysis of the homes in my neighborhood that sold since September and the price per square foot ranged from $125 to $173 per square foot, with an average price per square foot of $144. This is a neighborhood that has just a few homes in its new home inventory. The new home sales tend to be the ones on the high end of the range, but not always. The smaller homes also tended to have a slightly higher price per square foot than the larger homes.

Using this method is a good way to find sale prices, but the square footage data does not match the "official" square footage as would be measured by a licensed real estate professional. Sometimes I've found differences of hundreds of square feet.

I agree. I looked up my house and the square footage quoted on the site mentioned is well UNDER what it actually is. All in all good reference tool..........
