I have no intentions on paying 6%. What do you think would be reasonable. There is another broker in the office who is representing the couple from out of state and has been working with them for quite some time. We haven't even signed with our agent yet and would be involved in a "one shot listing" for 24 hours.

Thank you all for your positive feedback. I am a little concerned about not showing the house in pristine condition. It is a beautiful home, neighborhood and great schools. I just think a fresh coat of paint does wonders as well as new carpets or at least having them professionally cleaned. We do have a bit of touch of paint that would need to be done and there is no way I could do all this by the weekend and even next week is pushing it. I do have someone coming in next week to paint and the carpets will be done after that. I know how selective us women can be and first impressions are huge. I know that men have the ability to look past things and they are looking at the big picture. I will keep you posted and let you know how it turns out. Again, thanks for the great feedback!

We painted house and cleaned carpets ourselves. Rented carpet cleaner from store which worked great. I think painting and renting carpet cleaner will do just fine for you. good luck

Default GO For It

I sold my house in RI while in the mist of updating. I had wallpaper half off some walls. Carpeting pulled up, tile smashed to bits.

I put the word out I would be selling. A friend said hey, I know someone looking for a house and needs one fast as they are closing on theirs in 6 weeks.

This couple called me, I explained the situation and they still wanted to see it. Best thing I did. They gave me what I wanted, I didn't have to do a thing nor have an inspection. They signed off on that.

Seems the wife wanted French Country and I had a very colonial Cape. They were going to tear everything apart and redecorate no matter where they bought.

I had a check in hand for the total asking price, and started packing the next day. We used an attorney to close. I had to be out in 5 weeks. I was a packing maniac. It was 110 degrees with 76 percent humidity and NO a/c.

Even though I didn't use a realtor you can't pass up the opportunity of a sale. You have nothing to lose. I know. I swallowed my pride at the condition of my home and went for it.

I got great representation with a well known agent for 5 percent, I am willing to pay more, cause I know this person has a great reputation and track record.

We paid 4% in Michigan when we sold our house, agreed upon when we signed the contract.
About all the work you feel you need to get done, just clean. Most people don't have the same taste in decorating anyway, I painted and got new carpeting in living room years ago when selling a house, drove past it one week later and the carpeting was torn up and out for the garbage man. A good clean is all that is needed.

Great point. You want to keep the sale of your home as simple as possible. The more people you have in the decision making process the more problems you create..or should I say opportunties for conflict.

Last point, the first 30 days of showing a home is the most critical. This is when you will have the greatest interest in the property and the possibility of getting multiple offers(in this market but I'm not so sure where you're from). My experience has been that we have a lot of people wanting to move to the Triangle but they generally can't because they have trouble selling their house back home.

If you have a ready, willing, and able buyer upfront you should go for it.
