We didn't pick our neighborhood because of the pool, but I'd be lying if I said it wasn't a factor.
We spend a LOT of time there in the summer with our 4 year old. Both her mom and I are good swimmers, and we wanted her to know how to swim from a young age, and it's been a great way to meet neighbors.
Is it too small for the neighborhood? Eh. Sometimes. I wish it had dedicated lap lanes as well as a deeper area for bigger kids to play, and a separate baby pool would be totally awesome, but the truth is that it's very rarely that crowded, and they do have adult swims every hour when there's a crowd if you just want to do laps, so I can't complain too much.
My wife and I looked for a community that specifically DID NOT have a pool. Found one, and the dues are $12/month and I have a full soccer field with 2 regulation size goals, a basketball court, and a playground (for when we have kids). Perfect for me, b/c since I live in North Durham, you are a fool to swim in a pool in the summer when you have the most amazing swimming space in NC here down at the Quarry off Sparger Road. An absolutely amazing place!
No community pool here and our HOA fees are a whopping $218/month!! Yes, you heard correctly, over $200 per MONTH. There's a whole 'nother story behind that.

True, but we don't have kids, plus, you don't live in North Durham do you? You been to the quarry before? 80 foot deep, water as clean and clear and a mountain spring, and places for jumping all over the place, surrounded by tall hardwood trees!

Sounds intriguing. Is it open to the public and legal? Is the water warm?
Some neighborhoods have one large pool, and a few smaller pools towards the back of the neighborhood. Like, I noticed in my house hunting that Scotts Mill in Apex has at least one smaller pool in addition to the big one.
They must have something like tennis courts and a big playground or it is an older community that is in need of a lot of upkeep and repair. You often see hefty fees in rehabbed older buildings converted into condos. Even though the insides are new, the exterior of the buildings require extra maintenance.

Can you send me some directions? We used to swim and dive the quarry at Sugar Lake when we were younger...fun times!
