It appears that the HOA property manager is:
HRW

Going through 8 listings on the MLS yields 4 that say $175 annually, 1 that says $145 annually, one that says $150 annually, and a couple of foreclosures that make no representation as to dues.

So I would venture to say that HOA dues in Riverbrooke are somewhere in the range of $150--$175 annually.

I beleive an elementary school is planned to be built near this area (corner of Rock Quarry and Sunnybrook). Elementary school to be named for Walnut Creek - Wake Schools - News & Observer (http://www.newsobserver.com/news/education/wake/story/1378654.html - broken link)

Am I right to think that an elementary school would be better for nearby property values than a Super Wal-Mart?

Obviously a new elementary school is undeniably a positive development.

But in an area of town that has been starved for retail and services over the years, the SuperWalmart was also a positive proposal.

The HOA is HRW, Inc....and the community can not see anything the management company is doing with the revenue. There are close too or over 100 houses with $192 being requested of every one every year. I am a first time home buyer and have been a resident for 4 years...Trying to build up some equity in my house and will definitely sell in the next 3 years when the market is doing a little better.
