We are close to the end of our contract and the house still isn't sold. We aren't sure if we should just re-sign or use a new Realtor. The problem is, we need to start interviewing Realtors now if we are going to switch because if the house isn't sold in the next few weeks, we're going to be gone and will have to leave the house behind til it does sell. Would it be better to use the same Realtor since he is aware of the situation and knows the house will be empty or should we use a new Realtor that might be more aggressive???

What can another Realtor do that your's can't? If your current Realtor is advertising online, in publications, holding Open House, networking with other agents then it's probably just a matter of timing. Or...it could be overpriced. I had a client once who insisted on setting his price high. I took the listing with the promise that he would drop the price after 30 days if it didn't sell. He dropped the price $1,000 which was a joke. The listing expired and he relisted with another agency, dropped the price $10,000 and the house sold in two weeks. Listen to your agent and work with him/her.

It is time to have a serious talk with yourself! Which of the 4 items above describe why your house hasnt sold?

I certainly think some agents have more contacts than others thus possibly more sales leads than others. In our area in Portland it seems that most agents like working with certain other agents... they are established, either have done transactions with them or others in their office has done transactions with them so the buyer's agent knows what to expect, etc.
If you work with someone who is known and has a good reputation then others are going to want to bring clients to him or her. If I felt my agent did not fall in this category I would look for someone else.

Also make sure you have an agent you trust, especially since you are getting ready to leave the house.

I have to agree. There often is a reason someone may go with one of the bigger agents in the area because, let's say this agent has 20 agents working for them (or more) and they know you really NEED to sell the house.......they can put your house in the forefront of the agents minds....

I have seen the pictures of your house, it is very nice! the location is good as well. So, sometimes it is a crap shoot, but you never know.

Price-don't think so since it is basically the same price we bought it for last September
Location-Don't think so, plenty of people buy in HS
Condition-NO, only 8 mos old
Agent-NO idea

According to feedback from the Realtor Luncheon it is priced right. Who knows!

Do you have a good relationship with your agent? Are you pleased with their performance? Have you communicated well? If so, stick with them.

If not, by all means let someone different give it a shot. We switched agents and our new one did things just differently enough to sell our house in a month. It was just a matter of finding the right people though, I believe. (an issue of timing). Agents will tell you that sometimes the difference is a new sign in the yard and a "fresh" listing.
