Hey,

We are looking for a new construction home in the $350K range in Cary.

We have looked at Lennar's Stonewater - Bella homes and we really liked the homes and the layouts.

We also looked at Amberly and were amazed with the quality of the homes. The homes didn't have much of a yard, but the amenities were insane.

Any other recommendations or suggestions?

Any particular reason for new construction homes?

Will 2-4 yrs old do? If yes then, Harmony, Cary Park, Carpenter, etc.

If you looked at Amberly, it does not fit in the 350k price point. If you're a little bit flexible than Horton's Creek, Waterford Estate, Highcroft & Highcroft Village, Cameron Pond, etc.

Recommended based only on my personal preference (i.e. best schools Elem/Middle, diverse neighborhood, flight path, distance from I-540, etc.):
< 350k: Greystone, Cary Park, Walden ridge
> 350k: Amberly, Highcroft Village, Horton's Creek, Waterford Estate

I've lived/ rented in this area for over 5 yrs. I was in the same boat a few weeks back. We ended-up building one at Greystone for <350k.

Have you looked at Apex? Seagrove's Farm is in that price range- built by Standard Pacific.

Thank you for the suggestions.

We are primarily looking for new(er) construction for two reasons. First, we will be moving to the area from California so we would rather get into a new neighborhood with other families that haven't already established themselves as well. Second, I am not very handy so new construction that requires little to no near term maintenance needs is very attractive.

Why did you end up choosing Greystone?

Thanks, we will check out that. We were primarily looking at Cary because it seems rather heavy in the transplant arena, so we would fit right in.

I think that would not be a worry in Apex, or Seagrove Farm, either.

I'd say most of this area (including Wake, Durham, Johnston counties) has a good amount of transplants.

Wake Forest seems to be the "new Cary" in that regards, as well.

While you are looking at new construction, please keep in mind that the onsite agent or the agent in that beautiful model home, WORK FOR THE BUILDER. You should have your own Agent.

I'd similar concerns. However, I think you should be fine if you include 2-4 yrs old homes also in your search.

Greystone: Energy * certified, with quite a few upgrades, among the best Elem. & Middle schools, away from I-540 & flight zone, diverse neighborhood etc. & I paid < 350k for 2800 sq. ft. home. The montly expenses will be almost 2.5 times more. But still, among the least expensive home we saw in the last 8-9 months.

I guess, Cary Park/ Amberly would have been better if I'd some extra $$$ but we'd to compromise somewhere.
