I'm making an offer and in the contract is a fee of $235 on top of 3.5% of the purchase price.

It is worded: In addition, buyer and seller acknowledge that the buyer is obligated to pay PPR under a buyers service agreement the sum of $235, plus 3.5% of the sales price.

What exactly is this? I'm trying to quickly research before calling to ask, appreciate any help. Thank you.

I don't know what PPR stands for but it is some kind of transaction fee. So if you are buying a $100,000 house, then you will owe your real estate agent $3500 in commission plus the $235, so your total buyer agent fees will be $3735 in that scenario.

looks like ppr= 'prudential preferred realtor'. I do understand the % part, have been through selling a home and buying before, but have never seen this 'obligated to pay PPR under a buyers service agreement the sum of $235'

Some agencies charge a transaction/admin fee. You can try to negotiate a lower or no fee.
