Typically, what services are included in a management agreement, and what is the ball park fee for this?
Besides finding and screening a tenant, and handling any repairs that may be necessary, are things like lawn care when the property is vacant, included? Is carpet cleaning, general cleaning and touch up painting between tenants typically the responsibility of the company?
I have POA to handle the rental of my son's house while he is out of the country, so I'm not sure what questions to ask. I do know some good companies in town, so I'm not concerned about finding a good one, but I want to save my son as much money as possible, and his dad and I are capable of routine maintenance if necessary.

If you are in the same town... then you don't need a PM company at all.
Just take the time needed to screen applicants well.
Aside from the affordability and such...
focus on people who have a SOLID reason to remain in place for X years.

We are in the same town, but would prefer to stay at arms length from his business if possible. Also do not have the network to get as many possible tenants.
Most property management companies that I know only provide the following service:
Secure and procuring a tenant
Collect rent and disperse payment
Repair the property but not maintain the property such as landscaping when the property is vacant. Everything is negotiable but it is typically the tenant's responsible to maintain the landscaping when it is tenant occupied.
I am sure that the management company would bill back for carpet cleaning and landscaping when the property is vacant.
