We are beginning the process of hiring a transaction coordinator to serve one or a few select agents.

If you have used/use a transaction coordinator, please share your experiences. What has been successful, what has been a flop?

Do you have a job description? Would you share it?

I have one that I pay a flat rate per closing and she does closes listing and sale sides. Job duties include getting copies of paperwork to involved parties, scheduling and attending inspections, writing repair addendums, scheduling contractors, opening the door for appraisers/contractors/inspectors.

She is also a good problem solver. I worked closely with her at first then stopped micromanaging and let her do her thing. Essentially the system is sort of like a paralegal-I get the contract and hand her the file and stay out of her way unless a problem pops up. Then I handle the problem if it's a bad one or let her handle if it's a simple one. She cc's me on all emails so I always know what's going on.

OMG, this is my dream job. I love attending to minutiae and problem solving...the harder the problem the more I want to solve it.
