I am not sure but this has probably been written about before. We had a showing today at 11:30am, it's now 9pm and I haven't heard 1 word from agent as to how the showing went. He was here to open up the house. Why hasn't he called to give me an idea of the PBers opinions?
This is the same agent that we went a month without hearing from. I called him at 4:30 but he didn't answer phone.
Should I assume this is a bad thing that he isn't responding??
If the buyer's agent was showing multiple properties, he/she hasn't had time to followup on showing feedback. If the buyer has selected another property to make an offer on, the buyer's agent has higher priorities pressing (disclosures, contract, etc.).
I would expect a seller's agent to solicit the information (via electronic means if at all possible) and a reply within 24-48 hours after the feedback request should be sufficient.
Probably not what you wanted to hear, but that's my opinion.
Thankyou, that's kind of what i expected. The last time we had a showing we didn't hear from our agent for two weeks. At that point, he had shown the house to the same couple twice and they didn't buy becuase the neighbor was doing something on this truck (we live in condos) and they didn't want to purchase a house next to someone that worked out of his house with work trucks. What had happened was the neighbors brakes went out on him and he had to repair them ASAP in order to go to work. Nothing he could do.
We didn't hear about this until it was WAY TOO late. And our agent new about this and didn't tell us in time to repair the opinion that they had of our condo and neighbors.
2 months left of contract, counting the days. I cant wait to get out of this contract, as we never hear from him, except to do a showing or reduce the price. Reduced 4 times now since July, at least once a month we do this.
It's just getting a little old dealing with this agent.
Well, we heard back from our agent. The woman put in an offer. $187,000 with us paying $5000 for closing costs. We countered back with $198,000 (bringing the price to 193,000 after we pay the $5000). Do you think it will be accepted?
No one can answer that from the limited information provided. We don't know how desperate you are to sell or how savvy the potential buyer is, or how much you came down from original list or historical pricing, yada yada yada......
Sorry. I didn't mean to be so vague. We have been on the market since July, have had numerous showings and this is our 3rd offer. We are asking $199,999. The offer was for $187,000 and we pay $5000 toward their closing costs. We countered back at $198,000 (bringing the price to $193,000 after we pay $5000).
We can't afford to go less than $190,000 as a final offer. Does this sound like a good counter offer? We are prepared to go to $196,000 if they counter back.
I probably would have done the $195 with then $5K in closing costs, but hopefully they will come back with another counter if they don't like what you countered with.

I agree with your move because then you still have some space to go down. I'm assuming not being able to afford less than $190 means that the best you could do is $195 with $5k in closing costs, right? That means that if they counter you can then go down the other $3k (if needed) and let them know that it is the lowest you can go and hope for the best.
