Hi All,

As a real estate professional or sales agent:
1. What do you like most about real estate, and the least?
2. What are the biggest challenges you're facing? Or if you had a magic wand, what problems/frustrations would you solve now?
3. How much is that costing e.g. monthly?
4. If things are all setup and working perfectly, what would that look like?
5. What's your view of technology in terms of to assist with your sales & marketing? Do you believe you under-utilise, over-utilise...?

World Peace.
World Hunger.
Overpopulation.
Decimation of the rain forests.
Loss of wildlife habitat and decline of wildlife species.
I'd bring back a few extinct species, too (since it's a magic wand).
Set up global bioreserves.
Education, or lack thereof, especially in the U.S.
Highways--we have too many of them.
More mass transit.
Reverse urban sprawl. We waste far too much land.
Revitalize our cities.
Develop alternative energy.
Reduce greenhouse gas emissions.
Reverse the loss of the polar ice cap.
Eliminate ocean pollution--especially plastics.
Actual health care, not just "insurance".
Keep life affordable; emphasize quality of life issues.

And if the wand had superbly magic powers, I'd reform our disfunctional political parties. Is this the kind of list you were thinking of?

Ok, let me see if I can answer this.

1. I LOVE when a client finds their perfect home, especially if i found them something that they thought would be unattainable to them. Seeing a client find a perfect home really does make you feel awesome, even if it does sound cliche. My least favorite part are the dry spells. You might find yourself working your butt off and still getting no where. The stress you will face is very formidable.
2. The biggest challenge that I am facing is my association with a team. My team leader and I cannot get along, no matter how hard I try to meet his standard. He is one of those guys that you can never be right with. He practically expects me to live in an open house. I am going through a divorce and he does not care. I get daily calls that chide me or guilt me for not doing a "dollar productive activity" at that very moment. YOU HAVE TO SET TIME ASIDE FOR YOURSELF.
3. Its costing me only the irritation I unfortunately allow it to make.
4. I am a huge fan of historical homes. I wish that I could build a great pipeline of clients who have the same passion as I do. However, my clients want a cracker box KB home with no character. Thats just how it is.
5. Technology IS our industry. Trulia and Zillow have taken over the lead generation and marketing for properties. If you have a great listing, it will be syndicated to these third party sites. However, another agent who is expending more money on marketing will take priority with them, and they will brand your listing with their contact info. So you essentially have to pay more money to "buy" back your own leads.

1. - My is a builder / remodeler and I've helped him in his business for the last 20 years. I really can't imagine doing anything else at this point. My favorite type of day is taking my buyer and my dogs out to a 70 acre mountain tract on a warm spring day and exploring the possibilities of their new homestead. My least favorite part of my day is sending reports to our offices maintenance and rental accounts. We don't make a lot of money off these and I see it as a waste of time

2. - My biggest challenges are always my own personal downfalls in marketing myself and following up with my sphere. What problems / frustrations would I solve now? I think the two counties that I work in have made the whole septic permitting process too cumbersome. The Feds have made flood insurance unaffordable so it's making homes with flood insurance harder to sell and obtaining a mortgage is now taking way too much time and the big banks are making the process impossible for even the best of buyers

3. - Since all of the above is costing me and my office sales, I would have to say the cost is immeasurable

4. - If all "what things" where set up and working perfectly? I don't really get this question

5. - I think under utilizing and over utilizing is up to the individual agent and their clients. I take advantage of as much technology as I can but some clients just aren't up to speed. As far as marketing - technology is now where it's at
