I am a real estate investor in Cleveland looking to buy a second home in Florida that will be used as a vacation/rental property. I know prices are up all over the place but is there anywhere in Florida that is lagging behind or where you can get something near the beach for around 225K. Where will my money go far while still being able to rent it.

Make sure local zoning allows short term rentals. I've seen a few buyers here in my East Coast Florida town get an unpleasant visit and cease and desist from the City because they were doing short term rentals. Single family homes in my town can't do rentals of less than 30 days unless they are oceanfront. And less than 10% of the condos here allow rentals of less than 30 days. Do your homework first and make sure your agent knows your intentions and knows local ordinances related to vacation rentals.

Watch out for Hoa's and taxes in Fl.

Although not a short-term concern, lots of properties in Florida are destined to be underwater.

Maybe Melbourne/Cocoa Beach area FL?

there were some houses that weren't beach front, but water front under 250,000
