We just put in our offer 2 hrs after we looked at it and now we play the waiting game of the seller accepting or declining and we are hoping they will accept cause I want to get the packing and moving done and also it will probably not close for 60 days so that will give us some super good time to pack .
Feedback is useful when something can be done about it...price is too high, there is a funny smell in the master bedroom, there is so much furniture/clutter that it's hard to see the space.
Feedback about items that cannot be changed isn't that helpful...awkward floor plan, too much traffic noise, no back yard, etc. The seller already knows those things.
But once again, all objections can be overcome with the right price.
There are so many variables, I don't know how anyone could begin to answer. Obviously the home needs to be perceived as an excellent value. Depend on what selected the list price. Did the agent take an over-priced listing, hoping to buy the market, ultimately running everyone off with the over priced home. Or did the homeowner listen to their agent and list the home as recommended? So many questions.
Sometimes it's just a lousy market. For instance, in our small town, the main employer has recently slashed employee benefits, so obviously people aren't rushing into town to work there anymore. It's essentially dying, and the only movement, for the most part, are people here because of existing jobs or family ties who are "moving up" from starter homes to bigger, better, and new-build homes. Older and less updated homes languish on the market for months and years and eventually become rental property which, in turn, further brings down the older neighborhoods, making them less desirable.
It's a vicious cycle, at least where I'm trying to sell mine; months to years seems to be the norm here.
On the other hand, friends in the nearby bigger cities report selling within days of listing their homes.
