You're confusing lawn guy with the next-door neighbors. No; lawn guy is as American as...well, the Constitution. Just poor money managers, like many Americans today.

I hear Inheritance Man bought a biga$$ pickup truck right out of the gate so, yeah, he's yet another poor money manager. Lifelong renter, so likely has no idea what to do with it. I hear he's off making lowball offers on more expensive houses, again asking for furniture to be thrown in.

We may meet again before it's all over!

I think it was around 33% for the OP. They are asking about $85K now.

Correct... We started at $124k, which matched comps, although our house is nicer and has more land.

Don't stress out too much, FHA just requires livable conditions, such as something a renter would find. No exposed wiring, or missing outlet covers, plus the roof needs to have at least 3 years of life left I believe. It's mostly a safety check, they don't do a full inspection, mostly a safety one. As long as it's not a distressed dilapidated place you should be okay.
