Yes, kudos to our RE.
This is the 4th transaction we have done with her. Previous 3, she essentially only performed opening the lock box and offering her opinion on the value.
This time, her contacts in her industry/office really helped.
YMMV

I am afraid in calling her again. She may get another deal.
