I’d use the Redfin agent. You could use somebody that looks at the transaction with different eyes.

We were going to go ahead with our Redfin agent. However, we’ve decided not to pursue this property due to its west facing orientation and the blaring sun that invades this Las Vegas house for several hours daily. The owners have installed patio cover and electric shades, but the shades much be drawn for about 4-6 hours during daylight saving times months. Since we love views, we decided this place wasn’t right for us. Thanks for replies.

Perhaps you just bought yourself some much needed time to list your home. Maybe when it's time to make an offer to buy a diff house, your existing home will be "pending" or perhaps sold (or at least "for sale").

Come up with a plan to live somewhere for a short time, as needed, if your home sells before you buy another.
