Each person, property and situation is unique in of itself. Now take all of that and mix it into an ever changing economy.

I would add, "There is no Perfect."
There is always a compromise.
If it has to be "Perfect," the "average" time is somewhere around an "Eternity."

MikeJaquish - my thought exactly upon reading the OP. There is no such thing as perfect. And I agree with others who said, buyers change their minds as you go along. So, my response to the OP would be this, review the listings your agent sent you. Make a list of pros and cons. Let your agent know what you CAN'T LIVE WITHOUT and what your lower demand wants are. That my help narrow it down. Good luck.

You and your motivation level are the variable, not the agent or the market.

If you're a tire kicker, don't have financing in place, and are not ready to write an offer even if the "perfect" property were shown to you today, then the average is "never", as you'll never write an offer or buy anything, but you'll spend a lot of time getting to never.

If you have financing in place, know exactly what you want, and are ready to write up the deal when you find the right property, the answer is "immediately", because that's how long it will take you to decide once you find the right property.

So, the "average" is somewhere between immediately and never. You decide where you'll fit based on your motivation level and readiness.

Hi Nick: The education that occurs in the Realtor-Customer relationship is a two way process. We have to learn what you want, but you have to allow us to expose you to new ideas and ways of thinking of homes.

I can't tell you how many customers I have seen who ONLY want a 4 br colonial and HATE ranch houses, yet end up buying a ranch. Inexperienced Realtors will only look for the 4br colonial, but others will introduce a new concept.

You have to communicate with the broker to tell him/her what you like and dislike about a house. After a day of looking at homes, I sometimes ask "if you had to buy one of the houses we saw today, which would you buy?" Although some think this is a "salesman's line," it gives me a better idea of what the customers wants and gets the customer thinking. Open your mind. If you only want a house that is move-in, you might miss the one that is beautiful but has an ugly bathroom. For the right price, you might buy it and do the work yourself.
