You shouldn't be doing the selling. Your real estate agent sells it to all the local agents, through a variety of methods. The MLS description & photos, targeted e-mails/brochures/postcards to agents, a broker open house, etc. Those agents then sell the property to their individual home buyer clients.

I actually agree with you, but I work in an unusual area in that the majority of listings are accompanied showings only. It's really not a feasable method for all locations, but it works well in these parts.
There are agents who 'just list' properties. They seem to make their living getting listings, dumping it into a traditional formula (comparing comps, open house, pictures, web listing), and letting somone else do the 'sales' work.
Then there are the young bucks who are trapsing all over gods creation showing anything that could possibly be sold. I laugh when they go, 'and here we have the entry to the basement' and they open the closet door....oops! They don't seem to last long in the biz.
And then you have the old time workers. They know their listings. They preview their houses before bringing around a buyer. They know (probably more than the listing agent) about the house they are showing. The have also vetted their buyers so no-one is wasting someone else's time. True professionals. Sadly, not very many of them aorund, and they are VERY busy when you find one.
