Freshjiv, I agree about selling without an agent. Even for buying, although agents will deny it, sellers and even more so seller agents, are more negotiable when they deal with a direct buyer. Thrice so far I have bought homes without a buyer agent, from represented sellers, and not only got the houses for a lot lower than asking price but a good chunk of money back at closing as credit from the agent as well. A large percentage of sellers still do contracts with seller agents where they agree to give up the same 5 or 6% whether the buyer is represented or not. To achieve & justify this, one of the myths that seller agents like to perpetuate is "when there is no buyer agent, we do the work of both agents". Of course this is not true if the buyer is doing his own search, setting up appointments to see houses, writing his own offer, hiring & scheduling his own inspectors, hiring his own attorney to do the P&S and closing, etc.
Of course, going without an agent is best suited for those who are very internet savvy (good at digging info out rather than just browsing for it), have done some contract negotiation maybe in their professional career, have the time available to do a thorough job, and can deal with the uncertainty of knowing that no one is holding your hand.
