Sold in SC! (RE agent, agreement, percent, houses)

I originally listed my house in SC and it sat on the market with only two showings in three months. The agreement expired and I decided to try an FSBO approach. A little histroy; the last two houses I sold prior to this one I sold via a RE agent, but in both cases I found the buyer and could have sold them myself. This time I was not in similar location or market. I attracted a lot of investors. Investors are the biggest pain in the butt you can imagine. After a month of that I listed with an another agency, a new one. The owner and office staff are some of the nicest people I had ever met. My house sold in four days. I would like to mention the agency's name but I think that is not allowed on this board.
IMO, FSBO is good if your house is in the right location and the market is moving. Otherwise I believe you will do best with a RE agency. The problem is which one. I interviewed two other RE agencies before selecting the one I did and it paid off. BTW, one of this agenies never showed up to sign the listing agreement and didn't bother to call. As Woody Allen once said, "eighty percent of success is showing up."
