We do not have a mortgage. We want to move from the country in to town for convenience, and also to buy a less expensive house and put some money away for investments. Please list reasons we should price low and sell our house quickly, rather than pricing it higher hoping to get more out of our lovely home that we've dumped (a little too much) money in to. Thank you for your time.

Either way, your price should be competitive. I.e., if your higher price is tops for the local market and/or truly unrealistic, you will miss a lot of buyers who will not even look.
And, extended Days On Market can hurt you in the long run.
"Sheesh, that home has been on the market forever. I wonder what is wrong with it."

For me, one of the biggest reasons to price competitively in hopes of selling low - is so that I don't have to keep the house pristine for showings (or in case of last minute showings). With little kids (and/or pets) in the house, that is hard to do. Also, every week spent in a house that isn't selling, is another week living where I don't want to live anymore. And, your case, you could be losing earnings on investments you make with the money from the sale of your home. (Of course, you sell for too low and you'd have lost earnings.)

As someone else mentioned, I think the best reason is mental and not based on finances. You have already made the decision to do this. Living in your current house can quickly become depressing and a burden. Always looking at houses for sale in town and wishing it was you that was buying them.

Not to mention is becomes difficult to really "live" in a place you need to be ready to show at a moments notice.

If you are in a declining market, you are losing each month you don't sell. You also have carrying costs (taxes, insurance, utilities, maintenance) which might be higher than where you really want to be.

You listed yours as you are done with country and need to move to the city. This should be enough for you to price your home right to be able to sell it. It's hard for sellers (me included) to see the money we put into our homes not coming back to us. Try to think of it as if you were renting your home for part of the time, maybe this will help ease the pain. Well, that's what I am telling myself now .

I am having trouble understanding your reasons for wanting this information. If you can afford to take a loss and/or sell quickly by keeping the price lower than market value, go for it. After all, you can't put a price on lifestyle or happiness. The sooner you sell, the quicker you will be able to enjoy the lifestyle you want.

1) Start LIVING the next chapter of your life. While you are waiting to sell, you are WAITING and your life is on HOLD. Afterwards, you'll finally be able to stop worrying about WHEN it will sell. Live NOW--you might not get a chance later.

2) You can MOVE and finally unpack all of your possessions. Maybe you don't mind living in a "show-ready" house, but do you like the constant parade of lookey-loos and loss of privacy? Do you miss the things that you had to pack up (and maybe even put in storage) while you wait. Cardboard can trigger allergies and storage adds to unessary fees.

3) CONVENIENCE: You can save TIME, gas, and wear and tear on your vehicles once you have moved into the city. You'll have more time to do what you want to do.

4) STOP SPENDING MONEY ON THE OLD: The faster that you sell, the faster you can stop maintenance, upgrades, taxes, or HOAs related to your current house. Stop thinking of something else to remodel, replace, or repaint. It becomes a never-ending & costly project. You have already put a lot of money into your house, but you'll rationalize that this "new upgrade" would REALLY attract buyers. You might even be losing money each month IF values are dropping in your neighborhood.

5) START SAVING MONEY: The faster that you sell, the faster that you'll have cash to invest in your new, less expensive house. This will mean lower overhead expenses: lower taxes, cheaper maintenance (less lawn care, less house to paint, etc.) and lower monthly utility bills (electricity, gas, water, etc.). Even little things like having a smaller lawn (city lot) can save time or money spent on a gardener, water, fertilizer, annual trimming, etc.

6) START MAKING MONEY: Invest some of the profits from your sale & reap the benefits.
