I'm not totally hung up on resale. I want to enjoy my kitchen as long as I live there. This house was built buy a cheap a$$..there are homemade bidets in every bathroom. (kitchen faucet sprayers) All materials used are low grade. However, its on the biggest lot in an upscale neighborhood. We are getting it for way below what others in the area sell for. So basically we will get it back plus some. And in the mean time..I get to enjoy a nice new kitchen.

The most important question is...... what is your budget? I've seen people spend 90k remodeling a kitchen.

Golly, the only thing I'd change in that kitchen are the fruit tiles and the fluorescent overhead ...

Well, in terms of doing the least I could, to get the most out of a "flip" I agree that those cabinets are far from the worst I have seen.

If you were to get new flooring, appliances and cabinets you could EASILY spend $50K, and that is going to be VERY hard to guarantee as "money in bank" on a 2-5 time horizon.

Is there a dishwasher? I think that might mean you wanna consider a new layout, so then MAYBE new cabinets make more sense, but if you follow the suggestions of getting rid of outdated lights and trim you could save quite a bit...

Hehe..yeah..I'll do that and get some chrome barstools..maybe even a pleather covered booth for the breakfast nook!! Give it that 50s diner feel.

8k - 10k including granite countertops. The appliances are not figured in that.

We will have about $15k total. Considering the price we are paying..add what we are putting into it..(30k) and we will easily get our money back plus..well..alot. No..no dishwasher. Could still put one in without ripping all of the cabinets out but if we are replacing everything else then leaving the old cabinets is..to use a desertsun term..like putting on new jeans while wearing old dirty tennis shoes.

Most buyers, in my area anyway, prefer slab granite. Granite tile is not well accepted. Quartz can be very pretty and has some benefits over granite, but buyers prefer granite over anything else.
