Price low to attract attention, and you might get more than you ask for. I've seen this numerous times on listed homes at market, or a little below.

As a buyer I can say there definitely seems to be a sweet spot where I look at a listing in relation to others and something seems to scream out "value". If it appears cheap I worry there is something wrong with it (especially if on the market for a while), which may be silly but is basic psychology. If a bit high I feel like the sellers either need the money or are unrealistic so I try not to waste my time. I don't particularly want to lowball so high prices put me off of dealing with the seller at all.
