A lot of appraisers get nervous around land, particularly in Wake County where they do more cookie cutter residential appraisals than anything else.
You might talk to
AgCarolina/Farm Credit and see if they have an appraiser recommendation, or one of the horse property ad sites, for an appraiser name.
AgCarolina will also be helpful if you decide to sell, with providing buyer financing which may be more difficult to obtain via regular commercial routes.
