Irish Setter Girl, our MLS has a 4 pages of disclosures that I have to make to a buyer and a seller, most pertain to the buyer, but we disclose to seller as well so they also know what the buyer will be disclosed. It must be initialed on each page and signed and dated on the final page.
One of those disclosures deals with megans law, and gives the virginia sex offender online address. buyers are encouraged to check out the address of the home they are putting an offer in on. It is not uncommon for a buyer to ask to use our office computer that is located in the conference room to check this site before they put an offer in.
In your offer there was a disclosure to advise you of your right to check on sex offenders in that neighborhood, but since the offender had moved it would not be on the state sex offender website. But do change the locks. The purchase price of the last sale or the tax assessed value do not reflect the sellers profit. You don't know what the seller put into the home after they purchased it.
