If you got a buyer, summarize the agreement with as many details as possible, and meet at a Title company. I noticed Chicago Title charging 150 extra for FSBO, but so what, they will likely write the contract for you for free as they do with a realtor's signed offer for sale. Split escrow fees, seller provides an owner's policy, and buyer pays all fees applicable to the loan, if any. I did it last year, and it worked out great for me, I even financed the couple while they sold their other house, and they paid me off early. Deeds of Trust are rock solid in Arizona; you can foreclose in three months. YMMV. Go Sun Devils!
Very helpful to read this query and the answers. We're about to list our house and had a prospective buyer, referred by a friend, interested in taking a look before we list. In this case, though, the prospective buyer's agent called to talk about details to see if what we're about to put on the market meets her client's desires. What do I have to know before I call her? We don't yet have a realtor nor a lawyer. Thanks!
