I totally disagree. I used to live in a town where it was damn near impossible to get a home with 2 baths. I mean these homes had 1 bath usually on the 2nd floor. We're talking homes that now sell for $700K and up. Most of them have been updated with a least a powder room on the first floor, converting a closet or under the stairs.

One of the reasons we bought our house in that town was because it had 2 full baths - the tradeoff being that it was a cape, not my favorite style. But my sister had lived in one of those "only the 2nd floor has a bathroom" houses and it is a major pain especially when you have people over.

If someone really likes the house, they can and will add the bath, especially if you get someone who is actually looking in a higher price range but likes your area and is planning on doing an extension anyway. There are parts of the country where this is still extremely common.

Anyway, we just got a full-price offer this morning. I guess it wasn't too high for someone out there. Thank you to those who provided some helpful insight....
CONGRATULATIONS! I hope everything goes smoothly for you! I knew the right buyer would come along sooner or later- thankfully, in your case it was sooner!

Most likely the price is too high. In my market a house that is appropriately priced will get multiple offers within the first 48 hours listed.

Let me translate for you:
1-Price is too high. That's self explanatory.
2-Not enough bathrooms. This really means "Not enough bathrooms at this price".
3-House is too small (at this price).

Anyway, congrats on the offer and good luck with closing.

Congrats on the offer.

As for looking at houses, I think I looked at 50 houses before I bought this one. There are some that from a map perspective look good, but when you see the actual lot you are not impressed at all. I was more than willing to take on projects, but without floorplans, I couldn't tell if I could add a bath/put a laundry on the upper or main floor/add an elevator unless I actually showed up and looked through the house.

Desirable neighborhoods are exactly that. Sometimes people are willing to make all sorts of compromises to live in a certain neighborhood. That would include adding on to the house or adding a bathroom.
