Looking at recent sales in the neighborhood, the following houses have sold in the past month:

1570 sq ft $129 sq/ft 3 bed/2 bath/no pool Sold 04/30
1570 sq ft $137 sq/ft 3 bed/2 bath/pool - Sold 05/08
1770 sq ft $111 sq/ft 3 bed/2 bath/pool - Sold 04/29
1770 sq ft $117 sq/ft 3 bed/2 bath/pool - Sold 04/29
1780 sq ft $123 sq/ft 4 bed/2 bath/no pool - Sold 05/03
1870 sq ft $111 sq/ft 4 bed/2 bath/no pool - Sold 04/23

Our house is 1890 sq ft 4 bed/2 bath with pool (lots of upgrades, in great condition etc). Looking at pictures, it would compare most closely to the house that just sold for $137 sq/ft but that house is over 300 sq ft smaller, so I know the price per sq/ft drops with ours but how much? Should we list at $130 sq ft? $125?

Thanks for any input.

Thank you for another opportunity to advise that houses should sell by the pound, not by the price per square foot.

Seriously though, you need to ask folks that are familiar with your market what you should list for. A bunch of us out here in internet land could only advise you poorly.

Unless of course you're in an earthquake zone, then the lighter the house, the better!

Or maybe by interior volume?

Seriously, a couple of thoughts. Depending on where you live a pool could be a negative. There may be other variables- lot size and configuration, etc. Really- look at more than square feet and listen to your realtor.
