Our house went on the market about two weeks ago. We had a contract within 3 days (with a contingency since although they sold their house...it was still under contract and won't close until mid July). While under attorney review, another offer came in for a bit more money, so our agent contact both buyers' agents and the best offer came from buyer #2, so we dropped buyer #1. While under attorney review, buyer #2 pulled out, and we offered it back to buyer #1. They were still interested. Yippe Skippy!
However, realtor dot com dropped our listing. It's gone...wiped out. I noticed that Coldwell Banker who had picked up our listing through the MLS is gone too. By the way, we are with ReMax.
I asked my agent about it and she said to leave it be since the house was under attorney review.
Well, that doesn't really sit well with me, but I'm keeping quiet for now. Our closing is set for late July, and again, it is all contingent on the closing of their house.
In my market agents always do two listings. One that will stay up on websites such as realtor.com and one that they will put "under contract" or whatnot and will disappear from sites such as realtor.com

That would violate most MLS rules. Ours cross references by address and no way can we have 2 listings in the system.
No. The system will not let you put a listing in 2 times for the same address.
Maybe your mls system doesn't, but some do. I see it every day. There is no national mls system, they are all different systems in different regions. I see no harm in allowing a double listing if the system isn't smart enough to keep pending listings still open instead of deleting them. Its more or less a work around a technical issue, not so much breaking the rules.

a. single family
b. townhouse
